When we asked what he had witnessed Arcadia Waters Sales Manager Brett Hancock said he had started to feel the impact especially in the Western Suburbs.

“The property market is heating up; we’re seeing a lot more action, the properties are selling at a more rapid rate and house prices are increasing,” Mr Hancock said.

“Realistically, our prices are very conservative compared to the local market so we’re well under what the average — which is a real positive for people to come to an Arcadia Waters community.”

Real Estate Institute of Western Australia (REIWA) President Damian Collins said properties in Perth were selling the quickest they had in 15 years and 26 days faster than they were in March 2020.

“The turnaround we are witnessing in the Perth property market is quite remarkable. In the span of 12 months, we have seen the Perth median selling time drop from 43 days in March 2020 to just 17 days in March 2021. That is a reduction in median time of almost four weeks or 26 days,” Mr Collins said.

“Perth is a seller’s market at the moment and buyers are facing a lot of competition to secure a property, which is reflected in how quickly we are seeing properties sell.”

Mr Hancock said it’s been positive for Arcadia Waters communities as more people see the benefits in its price compared with other properties in the area, and additionally, people become attracted to the like-minded and nurturing community.

“It’s very social, there’s a big community atmosphere,” Mr Hancock said.

“There’s a wonderful social element which isn’t very common when you live in suburbia, you might know your neighbour but in some instances you may not socialise with them.”

The community aspect has also been helpful amid the current Covid-19 conditions, and the apartment style living has allowed residents to feel protected and supported in their homes.

“The close-knit community is an advantage because you have residents who always look out for one another,” Mr Hancock said.

“After hours the front entrance doors close, and people can only access the property via the intercom system. Visitors can’t just walk in at their own free will.

“When visitors arrive, there is a Covid safe check in, sanitizer and we have a front reception area maned by a staff member who is present through-out the day.”

Convenience has also been a significant selling point as more people opt to enhance their lifestyle with access to great cafes and shops nearby, and the low maintenance frees more time for leisure.

“Everything is at your fingertips,” Mr Hancock said.
